Will I receive market value rent?
Sometimes, but if we do offer below market value it can actually still be more profitable for you once you take into account your usual letting and management fees, bills, voids and upkeep/refurbishment costs etc. We will work through these figures with you to ensure both parties achieve a profit.

Will my rent be a fixed amount?
Yes, the rent that we pay you each month is fixed, agreed in advance and stated within our agreement.
How do I receive my rent?
We will set up a standing order to ensure you are paid on time every month into a bank account of your choice. We will agree a payment date with you before we start our agreement
If your tenants don't pay you on time, do you still pay me?
Yes, in an instance where our tenants do not pay us their rent on time, we will still pay you your guaranteed rent on time every month as agreed.
Will you pay me a deposit?
Yes, we can either pay you a cash deposit or pay for a deposit insurance policy instead.
How do you make money from this?
We will do all the work in individually renting the rooms in your property to working professional tenants, collect their rent each month, pay your property's monthly household bills, pay you your monthly guaranteed rent and then whatever money is left over is our profit.
What types of property do you consider?
We mainly consider properties that have a minimum of 5 bedrooms, but will consider properties with 3 bedrooms and 2 or more reception rooms. The property must have a HMO licence and/or the correct class usage.
What condition does my property have to be in?
Your property generally has to be in a good state of repair and safety compliant to HMO legislation, but we consider properties with minor damages or in need of redecoration. We can also assist with bringing the compliance up to date
Does my property need to be furnished?
No, we can provide our own high quality furnishings as we know what types and style of furniture our tenants like and expect. You may have the option to keep the furniture for free at the end of our agreement too.
What goods/appliances do I need to provide?
Ideally large white goods, but it's not essential. We can provide the necessary small white goods, e.g. microwaves, kettles, toasters etc.
What do I legally need to have in place before you rent my property?
You'll need a HMO licence and/or the correct the correct class usage and an in-date gas safety, electrical inspection and EPC certificate along with the property generally meeting current legislation.
How will you redecorate my property?
We will redecorate as necessary to a modern standard. This can include anything from new flooring/carpets and fully refurnishing to just simply giving the house a lick of paint. Ant redecoration will be agreed with you first.
How do you ensure the upkeep of my property?
We ensure this in various ways such as carefully selecting and fully referencing our working professional tenants, taking the necessary tenancy deposits for any unlikely damages caused, carrying out regular inspections and hiring a cleaner to clean regularly and act as our eyes an ears inside your property.

What happens if there is damage caused by your tenants?
We will immediately arrange and pay for the damage to be repaired correctly, then forward on the bill to our tenants or deduct the costs from their deposit.
Will I still own my property?
Yes, absolutely. We will not own your property in any way whatsoever. We will simply be renting it from you.
Can I still visit my property when I like?
Yes, it is still your property so you can visit your property anytime you like. You just need to give us 48 hours notice so we can arrange to meet you there and to legally give our tenants 24 hours notice should we need to enter their bedrooms.
I have other properties in my portfolio. Can we arrange the same agreement for more of them?
Yes, absolutely! If you're looking to free up some time from some or all of your properties, we can discuss a similar agreement and also offer a range of management services where we'd be happy to discuss how we can help you achieve this.
I have friends that are landlord, can you help them too?
Yes, of course!
What condition do you hand my property back to me in?
We will care for and treat your property as if it's our own and will to hand back it back to you in the same or better condition that it was in when we initially rented it from you. We are happy if you wish to conduct an inventory of the property beforehand to ensure this.
Will I have to deal with any tenants?
No, we are effectively your only 'tenant' so you only need to speak with us. We will handle all our tenants referencing, deposits, contracts, inventories, check in and check out's etc.
